How do I change property management (Verwaltung)?
Find a majority: Coordinate with other owners – a simple majority of the votes cast is
sufficient for a change.
Pass a resolution: The change is regularly decided at the owners, meeting
(Eigentümerversammlung) or via written resolution (Umlaufbeschluss).
Terminate & amp; Appoint: The community decides on the dismissal of the old property
manager and the appointment of the new management (Verwaltung).
Handover: We will completely take care of all details, contracts, and the smooth handover
of documents for you.
Will you help us with the termination?
Yes, we will actively support you. We will check the deadlines of the existing contract for you and provide you with legally secure templates for the termination letter as well as the invitation to the owners meeting (Eigentümerversammlung) to ensure the change runs smoothly.

How much does the management (Verwaltung) cost?
The costs depend on the size of your residential complex and the desired scope of services. We work with fair, transparent
flat rates per residential unit – without hidden extra costs. We would be happy to prepare a non-binding, tailored offer for you.
Who takes care of the switch?
We take care of the actual handover process entirely for you. As soon as the resolution has been passed, we will contact the old management (Verwaltung), request all documents and contracts, and ensure a seamless, quiet transition
in the background.
How long does a contract run?
In the case of an initial appointment, the property manager contract legally runs for a maximum of three years; in the case of a reappointment, for a maximum of five years. To offer you full flexibility and security, we are happy to agree on
contracts with clear, fair terms with new communities.
Do you also offer technical property management (technische Verwaltung)?
Of course.
We take care of regular inspections of the property, the organization of maintenance work, and the prompt rectification of damages. We are also by your side from planning to final inspection for larger renovations or energy-efficient modernizations.
Do you use digital portals?
Yes, we offer you a modern owner portal. Via the app or browser, you have secure access to important documents such as billing statements and minutes at any time. In addition, you can report damages or concerns directly to us digitally around the clock.
Is my property insured with you?
you?The building and liability insurance policies run directly
through your community of owners (WEG). However, we regularly check all existing policies for their price performance ratio, optimize the insurance coverage, and handle the entire processing with the insurance company in the event of a claim.
